Schindler’s PORT Elevator Technology Breathes New Life into Historic Houston High-Rise

  • First building in Houston to benefit from this innovative destination-dispatch elevator system
  • Key service upgrades attract new building tenants by providing convenience, efficiency and energy savings
  • System transforms the way occupants navigate and move around the building.

MORRISTOWN, NJ, June 6, 2013 – Once the tallest point of the Houston skyline, the city’s iconic building at 712 Main Street has recently been upgraded with key services and technology to complement its classic 1920s Art Deco style to attract new business, increase marketability and tenants, save energy and help revitalize downtown Houston.

Schindler, a leading global elevator and escalator provider, has installed its innovative PORT (Personal Occupant Requirement Terminal) destination-dispatch technology on the nine passenger elevators in the historic 36-story multi-tenant office building’s East tower, helping to move building occupants faster and more efficiently. It is the first building in Houston to benefit from the power of Schindler’s award-winning PORT Technology. New custom designed elevator cabs accentuate the building.

Schindler’s energy efficient Power Factor 1 drives reduce the building’s energy consumption by up to 40% compared to standard drives and regenerate power back to the building’s electrical system, which can be used for other demands such as lighting and air conditioning. In addition, Power Factor 1 drives generate less heat, providing additional savings through reduced cooling requirements for the machine room.

“When Schindler was tasked with upgrading one of the most beautiful and historic buildings in the Lone Star State with cutting-edge elevator technology, we recognized the importance of creating a custom system that would revolutionize the building’s tenant mobility experience,” said Jeff Borland, area vice president, Schindler Elevator Corporation. “Now, 712 Main is the first building in Houston with PORT destination-dispatch technology, transforming the building into one of the most sought-after professional hubs in Texas’ largest city.”

PORT destination-dispatch technology functions as a two-way communication interface between the occupants and the building’s environment. Tenants and visitors enter their destination into one of the system’s sleek, touch screen interfaces positioned at access points and elevators around the building. Then, the powerful software system calculates the shortest possible route to their destination and directs the passenger to the appropriate car.

The system is also capable of “learning” how its occupants typically move throughout the building, allowing PORT to prime the elevators to direct and transport people quickly and safely to their individual destinations. By calculating the best possible route for passengers, reducing the number of trips and saving energy, Schindler’s PORT destination-dispatch technology can improve overall system efficiency up to 30% or more.

“Our goal is to create a state-of-the-art facility here at 712 Main where tenants and guests can utilize the most innovative building system technology while experiencing the timeless charm of a true Houston landmark.” said Steven Ganeless, Head of US Asset Management for the owner, an affiliate of Brookfield Property Partners. “Being the first building in Houston to feature Schindler’s PORT destination-dispatch gives us a competitive advantage when attracting prospective tenants and businesses.”

PORT Technology Energy-Saving Features

  • Each PORT terminal’s proximity sensor tells it when to be active and at all other times puts it into low energy consumption mode.
  • When the terminal screen illuminates, an ambient light sensor determines only the brightness level required, again optimizing energy usage
  • The PORT Technology helps ensure elevator trips are as efficient as possible. This produces a very resourceful use of energy even during heavy traffic.
